New Drywall Installation Price Guide

If you have never built a house the square footage price wont allow you to estimate a cost for your new home. I will give some prices for various new home builds that are common. 

3200 sqft Custom build with 9ft ceilings on the first floor and 8ft ceilings on the second floor. Two story foyer and the second floor has three regular bedrooms with a master suite including large bathroom and walk in closets with a tray ceiling in the master. The space above the garage is finished into a bonus room with ceilings that slope down and a couple dormers. The first floor has a large open kitchen, living room, front dining room and office. Mudroom with half bath and a 3 car garage with 11 foot ceilings. In total around 3200 square feet of living space. The house and garage total 340 12ft sheets. However the extra foot of wall on the first floor means those wall sheets are 54" wide so the square footage comes out to 356 sheets. 356x48sqft= 17088 sq feet of drywall. The total price would likely be around $1.50 per sq ft for a total of $25,632

Average spec built colonial around 2400 sqfeet living space with 8 foot ceilings on both floors. Large two car garage. Second floor is 4 bedrooms including the master suite, and 3 bathrooms. The bonus room above garage not finished. First floor has mudroom with half bath, kitchen, dining room, living room, and computer room. Total of 260 12 foot sheets of drywall. 12480 sqft of drywall x 1.35 per sqft. Total price is $16848

Three car garage with 11 foot ceilings. 44 12ft sheets of drywall. 44 x48sqft= 2112 sqft of drywall. $3.00 per sq ft. Total $6336

Finished basement only wall. 84 8ft sheets of drywall for a total of 2688 sqft of drywall.$2.75 per sqft.  Total $7392

Important:These prices are for Massachusetts. If your area of the country has a lower cost of living then prices may be less in your area. If your in San Francisco or New York City probably more.

How To Get The Best Price On Drywall Work

When you need drywall work done there are a few things that will affect the price you are given by contractors. These are tips to get the best price possible.

Don't Flaunt Your Wealth

If you have fancy cars put them in the garage when the contractor is coming to give you an estimate.

Mention That You Are Getting Other Prices

If you mention that your getting multiple prices the contractor will keep his pencil sharp if he wants the job.

Offer To Move Furnature & Get Materials On The Jobsite.

Contractors have to arrange the delivery of drywall into your home which takes them a separate trip when the boom truck delivers drywall.

If Your Handy Hang The Drywall And Hire A Pro To Finish It.

While I don't suggest you tape and finish the drywall, with a little know how you can install the boards yourself. Make sure screws are slightly countersunk.

Everyone had heard of someone that had a nightmare experience with a home contractor. These are some signs that you may want to look out for when hiring a contractor. Of course how in depth you look into a contractor should match the size of the job you are having done. If they are doing a 1 day repair its different than if you are hiring someone to put an addition on your home.

Money Up Front

Paying a contractor money before any work is done is dangerous. You will have to go through court to get your money back if they fail to complete the work. Unfortunately once a contractor starts the job any disputes about money will have to be taken up by a lawsuit. Once the contractor steps foot on the job-site it is no longer considered fraud if they keep money paid to them but a civil dispute once they begin any work. The police won't do anything about it.

No Online Presence

Every contractor should have some online presence such as a website and reviews. If you can't find anything about them online consider how much experience they really have.

There Vehicle Doesn't Match Their Story.

A contractors vehicle is very important to their business. Most good contractors prioritize having a dependable truck or van that allows them to move tools and materials to and from their job sites. A contractor showing up in a car  during the work week should make you consider are they really a dependable contractor that is in demand or a handyman that does odd jobs.

Under The Influence

Does the contractor seem on point and knowledgeable or erratic and barely keeping it together. You have to use your gut feeling on this one but sadly there are a lot of fly by night tradesman out there that have drug problems. You don't want to deal with someone like this.

Drive By Their Home

Successful contractors own there own home. Since that is what we do for a living we can buy a house that needs work for a good price and fix it up.

Plenty Of References

If someone is putting an addition on your home you should be able to speak to some of their past customers that they built additions for. Ask about quality and how they were to deal with. But speak to more than one. Anyone can give you their friends number that will say good things so you want a list of references and pick a few at random.

Once You Hire A Contractor Doing Your Part

Make sure everything is in writing and signed by both you and the contractor. This document is what you have to refer to during the job and should detail every step and what you are responsible for.

Keep communication open. Anytime you see something your not sure about mention it to the contractor so you can be sure the job is being done according to plan and they can correct anything before it becomes a larger problem to fix.

If the contractor or his employees do something you don't agree with mention it right away.
Be sure you make your material selection choices ahead of time. Time that the contractor has to wait for a material selection is costly to them especially with workers on the job site.
Make payment when they are due. As long as the job is going according to plan make sure to make the progress payments when they are due. Delayed payments cause anxiety for a contractor.
On large jobs unforeseen complications can come up once walls are opened up, the contract should specify how the cost for these are handled.
Avoid adding work items during the job. Your contract should specify a labor rate for items you add during the work. We call these change orders. To avoid a spiraling out of control budget take the time to make sure of what you want and include it in the original contract. 
Be fair. Putting an addition on a home is alot of work and you might get stressed out not having parts of your home available during the work. Focus on the thought of enjoying the finished space once the work is done.

What should I do if my drywall ceiling gets wet?

First, stop the source of the water if it can be done safely. Roof leaks, plumbing leaks, overflowing fixtures, and HVAC condensation problems should be corrected before permanent ceiling repairs are completed. If drywall is sagging or appears unstable, avoid standing directly underneath it.

Does wet ceiling drywall always need to be replaced?

No. Minor moisture exposure does not automatically mean the drywall must be removed. Drywall that remains solid, flat, and intact may be able to dry and remain in place. Saturated, sagging, deteriorated, or delaminated drywall is normally replaced.

Can you repair a ceiling after a roof leak?

Yes. Once the roof leak has been corrected and the affected area is dry, damaged ceiling drywall can be removed, patched, finished, primed, and painted.

Can you repair water damage from an upstairs bathroom?

Yes. Leaking tubs, showers, toilets, drain lines, and supply pipes commonly damage the drywall ceiling below. Once the plumbing problem is corrected, the affected ceiling can be restored.

Can a water stain simply be painted over?

Painting directly over a water stain may allow the discoloration to bleed through the new paint. After the area is dry and the damage is repaired, an appropriate stain-blocking primer is often used before finish paint.

Can you match an existing ceiling texture?

Many common ceiling textures can be repaired or blended around the patched area. The difficulty depends on the existing texture, previous coatings, age, and size of the repair.
